As the first large-scale owner-occupied mass timber logistics facility in the U.S., Amazon's Delivery Station DII5 sets a new benchmark for sustainable industrial construction. The design incorporates 40 carbon-reduction initiatives, demonstrating how incorporating timber systems can reduce the embodied carbon of warehouses and contribute to occupant well-being through biophilic design.

The facility includes a hybrid panelized wood roof system and cross-laminated timber (CLT) walls in the warehouse and two 550-foot-long mass timber canopies on the building’s exterior. Mass timber is also used extensively in the office block. The project includes more than 1,100 CLT panels manufactured from U.S.-sourced southern pine.

In the warehouse, CLT wall panels are combined with lower-carbon steel columns and joists, optimizing both structural performance and material efficiency. The project team also worked closely to develop an optimized grid. It is the first time a CLT shear wall system has been used in a warehouse in seismic design category B or greater in the U.S. The shear walls were designed to resist wind and seismic loads and eliminated the need for a concrete tilt-up lateral system or perimeter steel braced frames.

In the office block, the mass timber solution includes a CLT roof and walls, along with glue-laminated timber (glulam) columns and beams. Custom bucket connections streamlined the erection process and reduced installation time.

Amazon’s Delivery Station DII5 challenges the idea of what a logistics facility can be. Amazon’s scale and commitment to sustainability allowed the project team to push boundaries, bring together cross-disciplinary partners from across the industry to create a proof-of-concept mass timber warehouse.
