504 Broadway - Troy, NY
Troy, NYLocated in downtown Troy, in New York State, 504 Broadway demonstrates how mass timber can transform existing buildings into high-performance, low-carbon developments. The project converts a vacant 2-storey brick office building from the 1960s into a 4-storey, 19,760 sq. ft., Net Zero mixed-use facility while preserving its original masonry shell.
Designed by Phinney Design Group, the redevelopment inserts a new prefabricated mass timber structure within the existing building to support two additional storeys. Once complete, the building will house a restaurant and lounge, leasable office space, and the firm's new headquarters, while pursuing LEED Platinum certification and Net Zero Energy performance.
A Structural Solution for Adaptive Reuse
A new structural system of cross-laminated timber (CLT) and Glulam replaces the need for conventional steel or concrete while enabling the adaptive reuse of the existing building. Prefabricated mass timber components provided the precision required to fit within the existing masonry envelope while creating open, contemporary workspaces above.
By combining adaptive reuse with mass timber, the project significantly reduces embodied carbon while showcasing wood as both a structural and architectural material.
