Woodward Lofts in Harrisburg, Pennsylvania, is a 61,000 sq. ft., 4-storey, 48-unit affordable housing development that demonstrates how hybrid mass timber construction can deliver efficient, high-quality housing while advancing sustainable building practices.

The project is the first Mass Timber project approved by Pennsylvania Housing Finance Agency (PHFA), and uses a hybrid structural system that combines cross-laminated timber (CLT) floor systems with prefabricated panelized framing. Mass timber elements are prominently featured in the building, including exposed structural components within key interior spaces such as the lobby, stair towers, and elevator cores.

Prefabrication and Mass Timber Enable Scalable Housing
Developed by the Latino Connection Foundation in partnership with Fernandez Realty Group, the building will provide 48 affordable homes for seniors aged 62 and older. The combination of mass timber and prefabrication supports faster construction schedules, reduced carbon impact, and high-quality interior environments that benefit occupants. Natural wood structural elements also contribute to warmer, healthier living spaces while showcasing the potential of advanced wood construction.
