HealthPoint Tukwila Health & Wellness Center

Tukwila Health & Wellness Center has been in the works for more than a year, and the progress is exciting to see. Phase I brings vital medical services to the community, along with a childcare center operated by the YMCA of Greater Seattle , complete with a small outdoor play area tucked along the quieter south side of the site. Future supportive housing is planned as Phase II.

Project includes a new ground up 3 story Mass Timber building with 1 floor of below grade parking totaling approximately 63,000 SF of structure. Structure has acombination of concrete, structural steel and primarily Cross Laminated Timber (CLT) with exterior skin comprised of metal and wood siding along with curtain wall and storefront systems. Interior buildout includes retail pharmacy and acute care clinic on first floor, dental suite and primary care on second floor, conferencing space on third floor.

Western Wood Structures provided the mass timber solution (supply/install) working with BNBuilders as the general contractor.  The 47,000 sqft of CLT (Kalesnikoff Mass Timber) and Glulam started just before Thanksgiving 2025 and topping off ceremony was on January 23, approximately 9 weeks later.  The building was designed by Miller Hayashi Architects with structural engineering by KPFF - Seattle , sustainability guidance from ArchEcology, LLC , owner’s representation by Shiels Obletz Johnsen , and acoustics by A3 Acoustics.
