Macaulay Point Pump Station

Located within the Canadian Forces Base (CFB) Esquimalt and adjacent to Macaulay Point Park, this infrastructure project takes a contextually sensitive and neighbourly approach. Departing from the conventional all-concrete strategy, the design build team proposed an innovative solution featuring an all-wood above-grade structure.

Given the site’s proximity to a residential neighbourhood and a single-family home, odour control and acoustic performance were critical design drivers. Durability and low maintenance were also essential considerations. All noise-generating equipment is housed 12 metres below grade within a robust concrete structure, while the above-grade enclosure utilizes cross-laminated timber (CLT).

Interior spaces that generate sound are lined with acoustic dampening materials and access through an acoustic vestibule, further mitigating sound transmission. The building is clad in acetylated wood, offering, low-maintenance finish with a 50-year warranty and no need for additional coatings. The green roof softens the building’s appearance, enhances biodiversity, and creates a visually engaging experience for passing cruise ships and aircrafts, while also protecting roof membranes in this high exposed coastal environment.
