The historic Merchant's Ice and Cold Storage Company Complex, a five-acre landmark on San Antonio's dynamic Eastside, represents nearly five decades of industrial heritage spanning from 1909 to 1957. This six-building complex once stood as Texas's second-largest refrigerated storage facility.
Through a collaborative partnership between Douglas Architects and Timberlyne's expertise in mass timber, this adaptive reuse project transforms 63,000 square feet of industrial space into a modern mixed-use destination. The comprehensive design seamlessly blends street-level retail, professional offices, and elevated roof terraces while honoring the site's historic designation and meeting all tax credit compliance standards.
Timberlyne's expertise shines in the innovative north-facing addition, where sustainable mass timber construction meets contemporary glass design. This striking architectural element houses premium conference facilities and community amenities, anchored by an inviting ground-floor entry courtyard. The interior design philosophy celebrates the building's industrial DNA through thoughtful lighting schemes and complementary finishes that enhance rather than mask the original character.
