The Grain (705 Genesee)

The Grain development consists of two office buildings connected by continuous underground parking. Modeled after a turn of the century hotel and department store, the project transforms the area into a true live, work and play destination. The site sits on a prime corner of downtown Delafield and consists of two four story buildings containing 54,000 sqft of office space above 20,000 sqft of retail, residential and cuisine spaces on the ground floors.

705 Genesee provides Class A office space to Delafield and boosts the local economy with its first mass timber building. Mass timber floor slabs are supported by a glulam post and girder/purlin system to provide a beautiful aesthetic and ambience to user and visitor alike. The girders are dropped to allow for mechanical routing throughout the floor plate and the purlin system allows for a thinner mass timber slab than other Class A office systems. The lateral forces are resisted by a combination of masonry shear walls and steel braces contained with a timber beam/column frame. Given the façade is brick, a unique torque tube system is incorporated into the perimeter wall that also serves as support for the balconies.
