Located in the heart of downtown Oakland, 1510 Webster will include 18 stories of mass timber over a one-level concrete podium. The project offers the density of a high-rise with a design that also pays homage to the area’s low-rise building landscape. Ground-floor retail and commercial spaces and a covered public plaza are intended to reactivate the streetscape, while residents can also enjoy shared open space on the 7th and 17th floors.
At 187 feet tall, the project will include 150,200 sf of housing, 9,500 sf of offices, 2,930 sf of ground-level retail/commercial space, and 2,590 sf of amenities. Of the 222 residential rental units, 35 are designated as affordable for households earning 80% of the Area Median Income.
1510 Webster has been designed using the tall wood code provisions in the 2021 IBC. It will be comprised of 5-inch-thick veneer-based CLT panels known as Mass Ply Panels, as well as glulam columns and beams, and concrete cores and staircases.
