Timberburg - 179 North 10th St.
Brooklyn, NYCurrently the tallest modern mass timber building in New York City, 179 North 10th (also known as Timberburg), stands at the forefront of advanced building technology.
This 42,500-square-foot, 23-unit boutique condo was designed to show off the beauty of the mass timber construction from the outside to in, with large exposed mass timber balconies continuing inside to open spaces and exposed timber columns.
The project combines the carbon-sequestering benefits of Cross-Laminated Timber (CLT) and Glulam with rigorous Passive House standards, targeting one of the most energy-efficient residential buildings in the five boroughs.
The Benefits of Mass Timber in NYC
Timberburg also demonstrates the advantages of prefabricated mass timber construction in a dense urban environment. Early coordination between the design, engineering and construction teams enabled the CLT and glulam components to be precisely fabricated off-site and efficiently assembled on site, helping streamline installation, reduce material waste and limit the amount of labour required during construction.
With a highly insulated, airtight envelope and high-performance mechanical systems, the team pursuing Passive House certification to further elevate building performance.
Exposed Mass Timber Brings Warmth and Texture
Inside the residences, the mass timber structure is an integral part of the architectural expression. Exposed CLT ceilings and timber columns bring warmth and natural texture to the interiors, while the lighting, millwork and material palette were carefully coordinated around the exposed structure.
The result pairs the character of timber with a contemporary residential aesthetic, demonstrating how mass timber can contribute to both building performance and occupant experience.
