The core and shell portion of this project included the construction of a new ground-up 169,023-sq.-ft. facility with a sub grade level and three levels above grade. The building’s prominent architectural feature, being named the Pavilion, consists of an exposed mass timber roof component made up of glulam beams and cross-laminated timber (CLT) roof diaphragm. This stands to be the first application of CLT approved for use in San Diego. With this cross-laminated timber experience, DPR can bring many lessons learned to this project. This build to suit facility houses a vivarium in the sub-grade level, laboratory, office and amenity space on all three upper levels. The goal of the project was to develop an efficient space plan that would accommodate all of this confidential pharmaceutical client’s current San Diego operations into a single facility. There are the main dining and all-hands meeting spaces on level 1 which opens up to the pavilion and landscaped areas to facilitate a good indoor-outdoor experience appropriate to San Diego. The labs will include around 108 fume hoods making it one of the most densely populated labs we have built-in recent years.
