Boston's first mass timber project! A renovation and adaptive reuse of a 3 story, heavy timber and masonry, former factory building. This core & shell project is intended to include office and retail space. Two additional stories were made possible by the use of CLT and mass timber; avoiding costly foundation upgrades that other steel and concrete solutions presented. The use of mass timber married perfectly with the existing heavy timber framing not only aesthetically, but in ease of erection.

 

The existing roof was demolished and mass timber columns were brought up from the 3rd floor to support a new CLT floor in its place. Another floor and roof were constructed out of CLT and mass timber. Existing stair shafts were demolished and new stair and elevator cores were constructed out of CMU - also providing the upgraded lateral support for the existing structure. Extensive exterior masonry restoration was performed alongside new window installation. A 3D building scan was performed so the design team, construction manager, and mass timber fabricator could coordinate the precise nature of the new elements to the out of plumb existing ones.
