Wardlaw Cres - Affordable Housing

7–9 Wardlaw Crescent in North Etobicoke, Toronto a new 4-storey supportive housing building delivering 51 affordable 
units with wraparound supports for residents experiencing housing instability.

The project will serve residents experiencing housing instability - including seniors, youth, newcomers, and single adults—offering private, self-contained apartments with kitchenettes and bathrooms. Shared amenities such as a commercial kitchen, laundry facilities, and programming spaces will support resident well-being and community integration.

Mass Timber Used for Superstructure
Mass timber plays a central role in the project’s construction and sustainability strategy. The building’s prefabricated cross-laminated timber (CLT) superstructure forms the structural backbone of the building. By utilizing prefabricated mass timber panels  the project benefits from faster on-site installation, reduced construction waste, and a lower embodied carbon footprint compared with conventional building materials.

The prefabricated CLT system also enabled efficient assembly while maintaining high levels of precision and quality control. As construction progressed, the mass timber structure provided a durable and sustainable framework for the building while supporting the project’s goal of creating a Net-Zero ready facility designed to produce as much clean energy as it consumes.

Delivered in partnership with several local community agencies, the project demonstrates how mass timber can support the rapid delivery of dignified, environmentally responsible housing while strengthening local supply chains and reducing construction impacts on surrounding neighborhoods.
