This design-build team continues to expand its expertise with innovative sustainable design and construction as design-build lead for three mass timber structures on this campus. The core and shell of the six-story office building was designed to allow for maximum interior flexibility to accommodate post-COVID work styles. To meet the California Building Code height limit of 85 feet, the design-build team used composite beams (timber beams laid flat), in lieu of standard, deeper beams. This provided a higher clear height to the underside of the beam structure and allowed for clearer sight lines within the interior space. The Events Beacon features a reciprocally framed roof that spans 70 feet without additional column support. The Fitness Center has a hybrid mass timber and steel structure and a timber roof that has cantilevers on three sides and is supported by two-story glulam columns. The site includes 1,300-stall structural precast concrete parking structure designed to partially convert into office and retail space, should parking needs trend lower in the future. XL is also overseeing the design of the expansive sitework, landscape, and outdoor amenities, to include bio retention for stormwater runoff, fitness courts and facilities, and a food truck courtyard. Honoring the client’s environmental stewardship goal, XL and its design-build partners designed to LEED Platinum certification standards.
