Le projet primé de Cooley Landing a été le premier projet en Californie à utiliser le CLT pour son système structurel gravitaire et latéral de toiture. Le système de toiture a été choisi pour sa capacité à traverser l'espace communautaire ouvert, parce qu'il pouvait être préfini pour s'adapter à la forme en bois sculpté du bâtiment, et pour sa rapidité de construction. Le bâtiment se trouve sur un ancien site de décharge à l'extrémité sud de la baie de San Francisco, qui est maintenant une réserve naturelle.
